It depends on the size and type of work. Many extensions and loft conversions fall within permitted development rights and do not require a full planning application, but Building Regulations approval is almost always required. We assess this with you from the outset so there are no unexpected delays.
Yes. Architectural drawings and, where required, planning applications are managed in-house. You do not need to appoint a separate architect and then find a builder — we look after the full process from design to completion.
If the works affect a shared or boundary wall — as is common with rear extensions and loft conversions on terraced or semi-detached houses — you are likely to need a Party Wall Agreement. We will advise you at the survey stage and can recommend a surveyor if one is required.
For most extensions, loft conversions and refurbishments, clients remain in the property during the works. We plan the sequence of work to minimise disruption and will always be transparent about phases where noise or access may be more intrusive.
Genuinely in-house. Our joinery — from fitted wardrobes and alcove units to staircase components — is designed, fabricated and installed by our own team. It is not sent out to a third-party workshop, which means we control the quality and the timeline.
